Introduction
The principals of Westminster Swanson II, LLC together with the principals of Swanson Development Corporation and Swanson + Donahue Architects have formed Westminster Swanson Land Partners, LLC (WSLP) in order to specifically focus on and continue their proven track record of securing entitlements on un-entitled property. As a specialized company with the appropriate financial structure and experience, WSLP is able to capitalize on opportunities as they arise and move forward with certainty.
Philosophy
Westminster Swanson Land Partners believes in a creative and sensitive approach that respects the unique physical and local attributes of each property. Their philosophy is that a flexible, proactive approach not only solves problems, but creates value.
WSLP's approach includes proactive discussions with landowners, municipal staff, and elected officials. WSLP engages, includes, and listens to every stakeholder throughout the entitlement process to achieve success. This inclusive approach allows each project to be planned creatively, achieving the appropriate balance of land use, density, and open space while preserving and enhancing the community's character. Unlike large national or regional homebuilders which can have a more standardized product, WSLP does not believe in an approach that is "cookie-cutter" or "forced." WSLP takes pride in listening to stakeholders, being flexible, and adapting to the unique needs of each community. This flexibility allows WSLP to select situations where other homebuilders have previously "walked-away" and obtain approvals, often unanimously.
Creation of Value Through Successful Planning and Entitlement
A property cannot be developed until it receives all the required governmental approvals including site design, road configuration, land use, and density. During the approval process, all site engineering is completed and approved, wetland and woodland areas are delineated, and all utilities are studied and engineered to meet future demands.
Once the property is entitled, it can be developed by WSLP, or potentially, by additional builders or developers.
